Affordable Housing and Tax Credits
The LIHTC program was implemented by Congress in 1986 to provide the private market with an incentive to invest in affordable rental housing. The purpose was to encourage the construction and rehabilitation of low income rental housing by providing investor incentives in the form of federal income tax credits. Both individual and corporate investors may receive ten years of tax credits in return for investing equity capital into the development of eligible housing projects. Although seemingly complicated, numerous local housing and community development agencies are effectively using LIHTC program tax credits to increase the supply of affordable housing in our communities.
